Real estate in Uruguay

Who can buy real estate and land in Uruguay, the buying process and taxes, trustworthy realtors and my own real estate investment profiled.

Over the last 15-20 years, a growing number of Europeans and North Americans have been buying real estate in Uruguay. This is partly down global factors, increases in the value of farmland and the stability of Uruguay’s economy and laws. It’s an open secret in South America that Uruguay is a safe haven for Latin American investors.  Argentinians in particular have held property in Uruguay “as a safe bet” for over a century.

Some popular areas for real estate investment in Uruguay include Montevideo, Canelones (particularly the Camino de los Horneros area*), Punta del Este, José Ignacio and Colonia del Sacramento. These areas offer a range of properties, from colonial houses to modern apartments to luxury homes.

Like any investment, there are risks associated with buying real estate to live or as an investment. A trusted local network is  extremely important, especially when you are from out of town, as it were. You may not expect this, but in Uruguay, realtors are allowed to represent both the buyer and the seller in a negotiation. What is considered a conflict of interest in another country is perfectly normal—and legal—here.
