We’re excited to recommend Carolina Sprengel, of Carolina Sprengel Real Estate. She focuses on two types of client: those investing in Uruguay real estate and people looking to sell their Uruguay real estate. Clients on both sides say the same thing: they trust her completely.
When we interviewed Adrian in Germany, who has bought multiple investment properties in Uruguay thanks to Carolina, he told us: “She understands what I want. She is very honest and will tell the good and the bad. At the end of the day I am 12,000 miles from Uruguay and I feel I am in good hands. She has 110% of my trust. I would like to have someone like her to manage my properties here in Germany.”
Selling real estate in Uruguay can be torturous. Incredibly, statistics show that only 2–3% of all the properties on the Uruguay market at any one time are sold*. Why? Primarily because agents simply aren’t doing the groundwork.
It’s horrifying to say but the vast majority of Uruguay real estate listings are priced on the realtor’s gut feel or even more commonly on what the owner aspires to receive. And then the haggling starts. Or often the property remains unsold.
Carolina works hard to get her clients the best possible asking price after a thorough market price analysis and a highly-professional marketing campaign. On average, her sale listings are reserved in 48 days.
Background: Twelve years reading risk
Before real estate, Carolina spent almost twelve years in private banking as a financial adviser at Citibank. That work meant constantly assessing risk tolerance, running know-your-customer analysis and matching each client’s investments to what they actually wanted: capital preservation, growth or income. No two portfolios looked the same, because no two clients were. She brings that same analytical mindset to selling and investing in Uruguay real estate today.
Carolina builds a written pricing report grounded in real data and analysis before a property goes to market. For investors, she thinks in terms of returns and long-term positioning, not square metres.
Carolina moved into real estate in 2021 after having invested in rental property herself for years Having lived through poor service as a property buyer herself, it’s what pushed her to make the leap to realtor. She is a certified residential specialist with the National Association of Realtors (USA) — and teaches one of their modules to realtors in Uruguay and Argentina.
What sellers say: Real numbers, not wishful thinking
What stood out for Carolina’s Uruguayan clients I talked to — used to regular realtors —, is how Carolina grounds a sale in data rather than hope.
Jimena and Ángel inherited an apartment in Montevideo’s Punta Carretas neighbourhood which they wanted to sell and then invest in properties to bring in rental income. They hadn’t been able to sell it for months with another agency at 380,000 USD. Like most locals, they were ready to lower the price on negotiation, but, they told me, the listing had garnered no potential buyer to negotiate with. Carolina took them on. She presented them with a written pricing report, to support a precise sales figure — 359,000 USD — and orchestrated a marketing campaign. The apartment sold at the asking price in days. With the proceeds, she found them a plot in Ciudad de la Costa with a house and a second unit to renovate, checking regulations to ensure that they renovate so each could have its own entrance — providing two rents for the investment for one. And she helped them buy a pre-construction with a reputable builder in Punta del Este.
Santiago, selling a long-unmoved apartment in Cordón, described a similarly data-driven approach: a frank, evidence-based valuation that reset unrealistic expectations, promotion including a 3D video walkthrough (still unusual in the Uruguayan market) and regular updates on visit statistics as offers were filtered.
Investing in Uruguay real estate: What investors say
For anyone investing in Uruguay real estate, the appeal is someone who understands what they’re actually optimising for.
Susanne and Axel from Germany had just one week in Uruguay to buy a second home and had never set foot in the country before. Carolina built them a two-day tour across different neighbourhoods, then handled everything else once they’d chosen an apartment in Carrasco.
"She asked for very clear ideas. When we arrived, she showed us six apartments and set up a meeting at a bank. We opened an account, she helped us find a lawyer, organised the interior design — and we flew home. She's on duty 24/7."
Susanne (Germany)
Adrian from Germany (as mentioned above) has bought five apartments through Carolina and the sixth in December 2026. He bought number five without seeing it in person before signing.
"What is interesting and very good, is that she understands what I want. It’s my direction, my investment and she presents me what she finds. She is very honest and will tell the good and the bad. She searches for the best options for me, even when it makes more work for her. I hit the jackpot."

Trusted colleagues of Carolina now manage their properties’ day-to-day needs, from tax payments to finding tenants.
Honesty over closing the deal
Carolina told us she especially loves working with foreign clients — precisely because she knows how badly things can go without someone trustworthy in their corner. Having experienced poor service herself as a buyer, she really cares about Uruguay’s reputation abroad.
All of the clients we interviewed — Uruguayans and foreigners — across every interview, the same qualities came up as exceptional: she does everything at 100%, is on duty 24/7, searches for the best options even when it means more work for her and never shies away from frank, honest — even hard — news. Like the time she had to advise a buyer against an apartment that ticked every box on paper, because the empty plot next door meant his view and light would disappear the moment someone built on it.
What you should know about Carolina Sprengel Uruguay real estate services
- She’s for you if you are investing in Uruguay real estate Investment advisory drawing on her private-banking background — a real edge for anyone investing in Uruguay real estate.
- She’s for you if you are selling real estate in Uruguay Your sale is taken on in exclusivity for 120 days. The first month goes into pre-sale production (photos, video, floor plans, a virtual tour and virtual staging). Industry-wide, a well-marketed property priced at market value (as mentioned before, unfortunately not the norm in Uruguay) should go under reservation in under 90 days. Carolina’s own average is considerably faster: her sale listings are reserved in 48 days on average. It’s not a figure she guarantees, since so much depends on the specific property and area, but it’s a strong track record for the market.
- NOT for you if you are buying a home or renting Buying a home for most people is based on emotional decision-making. So Carolina sensibly suggests that her evidence-based approach is not the best fit. Check out our other recommended realtors.
- Her Uruguay real estate specialities are Ciudad de la Costa, Montevideo and Punta del Este She is based in Ciudad de la Costa, the up and coming region in the department of Canelones close to the airport, 30-60 minutes from the capital. (See our article on the beautiful beaches in this area)
- A great choice for overseas investors as her package includes property management coordination for absentee owners and investors, rental coordination (tenant vetting, contracts and guarantees handled by trusted colleagues, with Carolina overseeing the process throughout) and referrals to interior designers and contractors for furnishing, repairs and renovations.
- She speaks very good English and German Carolina has German roots several generations back, and working with German clients has let her reconnect with the language — something she says makes her genuinely happy. Since being recommended by Guru’Guay, she’s excited to be working on her English too.
*As an example, according to Uruguay’s National Institute for Statistics, around 1,500 properties are sold per month in Montevideo. On MercadoLibre — one of the country’s principal property marketing websites — 50,886 properties were listed as of 23 September 2026, giving a turnover rate of approximately 2.9%.
